Land is a finite resource. In each area, there is
only so much land that can be developed. Therefore
it quickly becomes a valuable commodity. It is
therefore, the perfect investment whether you want to
build your own villa on it, or speculate in the
investor’s market.
On the west coast of Turkey, facing Greece, the coastal
resorts of Altinkum, Didim, Akbuk, Yesilkent, Bafa and
Yesiltepe obviously benefit from sea views, but we are
also lucky to have mountain scenery a short distance
back from the coast.
Plots of land range in size from 240m2 to 750m2 and the
prices differ according to location and building
permissions. In the town, the footprint of a
building can be 20% of the total area and out of town
15%. The level of construction is at most two and
a half storeys in the scenic areas and up to 6 storeys
in the town centres. The land is strictly
regulated by the Turkish government and living
permission has already been granted for these smaller
plots for residential use.
Larger plots of land are available for development
purposes, such as holiday villages, hotels and other
business use. Foreigners can own up to 25,000m2
per person and for larger areas a registered company
would need to share the ownership amongst its directors.
As an area of high development, there is great demand
for both kinds of land. The area is situated in a
Turkish Tourism Development Zone and therefore has
government infrastructure funding to increase the
tourism trade. A new marina is being built in
Didim, expected completion date May 09, and there are
plans for a marina in Akbuk on an even larger scale.
There are also firm plans for 2 golf courses in the
area, as well as another further along the coast past
Akbuk. This puts the area on the same footing as
Antalya for golf and Bodrum for the marinas.
So, investment in land has great prospects and it is an
open market for freehold acquisitions. Just as in
property purchases, land acquisitions follow the same
purchasing procedures.
